Serviced apartments declaration form

Only complete this form if we have sent you an email or letter asking for confirmation on how your serviced apartment is used.

You should know

Before you start

You need to:
  • complete this form by 3 July 2024 so we can correctly assess your property rates
  • complete this form separately for every serviced apartment you own in Auckland.

Our rating policy states serviced apartments are liable for business rates.

However, if your serviced apartment is used exclusively or almost exclusively for residential purposes, you need to provide documents to us before 3 July 2024 showing proof of a long-term stay (at least 90 days) by yourself or a tenant.

If you complete this form after 3 July 2024, or have not provided adequate proof of a long-term stay, we will apply business rates to your apartment.

Proof of apartment use

For proof of an owner's permanent residence (covering at least 90 days) provide any of the following:
  • current utility bill (internet/electricity/water)
  • letter from a government agency
  • bank letter
  • document showing proof of permanent residence.

We will not accept body corporate levies as proof of a long-term stay.

For proof of a tenanted long-term stay, provide one of the following:
  • tenancy agreement (covering at least 90 days, including the date 30 June 2024)
  • latest bank statement showing proof of incoming rent payments (covering at least 90 days).
