How to order a property file

You should know

We will not issue property files from noon on 20 December 2024 to 10 January 2025 while we close for the Christmas and New Year period.

If you need a property file before 20 December 2024, you must order it before:

  • 5 December 2024 for standard property files
  • 5 December 2024 for commercial property files
  • 16 December 2024 for urgent property files.

Agreed property file processing times will pause from 20 December to 10 January. Remaining processing times will resume on 10 January.

If you order a property file between 20 December and 10 January, your order process time will begin on 10 January.

Online applications only

We only accept online property file applications.

If you cannot apply online, you can visit one of our libraries with council services to get help with your application.

How long it takes to receive your property file

  • Standard property files take up to 10 working days.
  • Urgent property files take up to three working days.
  • Commercial property files take up to 10 working days.

Definition of 'working day'

In section 2(1) of the Local Government Official Information and Meetings Act 1987 (LGOIMA), 'working day' means any day of the week other than:

  • Saturday
  • Sunday
  • Waitangi Day
  • Good Friday
  • Easter Monday
  • Anzac Day
  • King or Queen's birthday
  • Te Rā Aro ki a Matariki/Matariki Observance Day
  • Labour Day
  • the day observed as the provincial (local) anniversary day in the area in question, like Auckland Anniversary Day
  • any day from 20 December in any year to, and including, 10 January in the following year.

Processing time for property file applications

We start processing your application the next working day after you submit your application.

For example, if you apply for a property file on Friday, we start processing your application on the following Monday.

  • We do not provide refunds for an urgent property file order.

How to pay for your property file

 You can pay via:

  • online EFTPOS
  • credit card
  • debit card
  • Account2Account (not available for urgent property files).

If you pay by credit or debit card, a 1.75 per cent payment fee is added at the checkout.

You can also set up a customer account if you regularly request work from us on credit terms.

​How you will receive your property file

We no longer offer a hard copy service.

We will email you a link to the digital copy of your property file and a token key to access the file.

The link will expire 28 days from the issue date.

What to do if your digital property file expires

If the link to your digital property file expires, you need to apply for a new property file and pay another fee.

What to do if you don't receive your digital property file

Check your email junk folder if you do not receive your digital property file.

If you cannot find the digital property file in your junk folder, email propertyfiles@aucklandcouncil.govt.nz with a copy of the confirmation email you received.

What to do if your token key is not working

Email propertyfiles@aucklandcouncil.govt.nz with a copy of the confirmation email you received.

Our tip

Compare the latest floor plan in the property file with the current layout of the home, to make sure all the building work is legal and has a Code Compliance Certificate.
 
Properties built before the 1992 Building Act, under a building permit, did not need a final inspection or a Code Compliance Certificate. Get a private pre-purchase building inspection if you are concerned about the condition of a house you want to buy.
